The functions of construction management typically include the following: Specifying project objectives and plans including delineation of scope, budgeting, scheduling, setting performance requirements, and selecting project participants. Maximizing the resource efficiency through procurement of labor, materials and equipment. Implementing various operations through proper coordination and control of planning, design, estimating, contracting and construction in the entire process. Within the construction stages of the project, the CM manages the individual bid packages and coordinates all construction activities on the project. The CM is the advocate for the Owner and primarily responsible for the complete management of the project, regardless of whether or not they are self-performing any aspects of the construction.
